Meta’s Indian subsidiary, Facebook India Online Services Pvt Ltd, has significantly bolstered its presence in Hyderabad by securing a new five-year lease for 69,702 square feet of office space in Hitec City, a key IT hub in the region. The company has leased the space in the Skyview 20 building from Mahanga Commercial Properties Pvt Ltd, with a monthly rental agreement of approximately ₹67 lakh. The lease was finalized on December 2, 2025, with rental payments commencing on December 18, as per documents from real estate analytics firm CRE Matrix. Notably, the rent is set to increase by 15% after three years.

This latest lease underscores the strength of Hyderabad’s commercial real estate market and its significance as a technology center in India. Meta first established its office in Hyderabad in 2010 and has since expanded its footprint considerably.

Abhishek Kiran Gupta, CEO and co-founder of CRE Matrix, commented, “The Facebook India lease at Skyview 20, Hitec City highlights Hyderabad’s ongoing role as a strategic global capability center and technology hub. A large transaction of nearly 70,000 square feet at rental rates around ₹96 per square foot indicates occupiers’ readiness to invest in premium Grade A assets that offer scale, infrastructure, and long-term flexibility.”

Gupta further noted that such transactions reflect sustained demand from global tech companies, reinforcing Hitec City’s status as one of India’s most resilient office micro-markets. In late 2024, Meta renewed its lease for an additional 367,000 square feet in the same Skyview property through two separate agreements, committing to a total rental payout of ₹170 crore over five years.

In 2025, technology and flexible workspace operators led the office absorption activity, achieving a record high of 82.6 million square feet in gross leasing across India’s top nine cities, surpassing the previous year’s total of 79 million square feet, according to property advisory CBRE India.
