**Northeast India Sees Surge in Hotel Developments Amid Growing Demand**

In recent years, Northeast India has become a focal point for hotel expansion, with major players like Lemon Tree Hotels, Radisson Hotel Group, and Indian Hotels Co. actively securing management contracts with local hotel owners. This growth is bolstered by public-private partnerships and increasing government support aimed at enhancing tourism in the region.

Lemon Tree Hotels is set to launch a five-star Aurika property in Gangtok, leveraging a public-private partnership. The company is also planning to open several managed hotels in key locations such as Shillong, Guwahati, Chirang, Tezpur, Agartala, and Dibrugarh. This expansion will significantly increase Lemon Tree’s presence in the region, adding over 560 rooms to its current inventory of 80.

Radisson Hotel Group is also making strides, engaging in discussions with hotel owners in Sikkim and Tripura. Nikhil Sharma, managing director and area senior vice president at Radisson, noted that local governments are prioritizing infrastructure improvements, which will enhance accessibility and promote tourism. He highlighted the potential for growth in ecotourism and village tourism, expressing interest in exploring further opportunities in these states. Radisson’s pipeline includes two new hotels with a combined total of over 250 rooms.

Despite the recent momentum in hotel development, the Northeast remains underrepresented in terms of branded hotel supply. As of March, the region had approximately 3,400 branded hotel rooms, accounting for just 1.7% of India’s total branded hotel inventory of around 200,000 rooms, according to data from hospitality consultancy HVS Anarock. However, the consultancy indicates a positive trend, with Sikkim and Assam leading the way, together representing over 65% of the region’s branded hotel supply. Gangtok and Guwahati are significant contributors to this growth.

Looking ahead, the Northeast is projected to nearly double its branded hotel inventory by 2027-28, with nearly 3,000 new rooms planned across Assam, Arunachal Pradesh, Sikkim, and Tripura. Mandeep S. Lamba, president and CEO (South Asia) of HVS Anarock, stated that several prominent hotel chains, including IHCL, Marriott International, Hilton, Hyatt, and IHG, are actively expanding their presence in the region. By FY28, the hotel room count is expected to double, reflecting the region’s growing market potential.

Prashant Biyani, a market analyst at Elara Capital, emphasized that while the current tourist footfall may not be substantial, the Northeast is poised for significant growth in the coming years.
