Panchshil Group, in collaboration with Blackstone-backed Ventive Hospitality Ltd, is set to enhance its hotel portfolio by adding six new properties in partnership with Marriott International over the next five years. The new hotels will be located in Varanasi, Uttar Pradesh; Mundra, Gujarat; Pune, and Navi Mumbai, Maharashtra, contributing approximately 1,600 rooms to Marriott’s existing inventory in India.

Currently, Marriott operates 142 hotels in India, managing over 25,500 rooms, along with an additional 16 properties under ITC Hotels. The hospitality giant has ambitious plans to expand its footprint, aiming to reach 50,000 rooms in the country within the next five years.

Ventive, which went public in December last year, manages all hotel assets of Panchshil and Blackstone across India and the Maldives, totaling 11 hotels. The upcoming six-property pipeline will include two hotels owned by Ventive: a 161-room hotel in Varanasi and a 200-room hotel in Gujarat. The remaining four properties, which will consist of one JW Marriott and three Moxy-branded hotels in Navi Mumbai and Pune, will be developed by Panchshil on leased land. Ventive will have the option to acquire these properties once they are operational, under a pre-agreed commercial arrangement.

Ventive aims to double its hotel room inventory to over 4,000 within the next five years, with an estimated investment of around ₹2,500 crore. The company also plans to acquire additional hotels to further expand its offerings.

Marriott International has been actively growing its hotel management business in India. Recently, it acquired a minority stake in Concept Hospitality, owned by the Chaudhary Group, which operates brands like Fern Hotels and Resorts, to introduce a new hotel brand, Series by Marriott. Currently, Marriott has 18 different brands operating in India.

Rajeev Menon, Marriott International’s Asia Pacific president (excluding China), noted that approximately 60% of their hotel portfolio in India consists of companies with multiple signed hotels, highlighting the company’s strong relationships with various hotel ownership groups. Marriott currently operates five hotels owned by Panchshil.

Ventive anticipates that its existing hotels will see an increase in annual earnings before interest, taxes, depreciation, and amortization (EBITDA) from ₹1,000 crore to ₹1,350 crore over the next five years. The new hotels are expected to generate an additional ₹500–600 crore annually once fully operational. Most of this growth will be financed through profits from existing hotels in India and the Maldives, with any short-term funding gaps addressed through debt.
