**Emerging Opportunities in Plotted Developments Across India**

As plotted projects and villa developments gain traction, they are becoming a promising business opportunity, leading more developers to venture into this burgeoning market. Several new projects are slated for launch in cities like Mangaluru, Indore, Nagpur, Prayagraj, Amritsar, Kochi, and the outskirts of major urban centers such as Bengaluru and Mumbai. While prominent developers like Godrej Properties Ltd have primarily targeted top-tier cities for residential projects, they are also acquiring land for plotted developments in smaller cities.

Plotted developments involve a developer purchasing a large tract of land and subdividing it into smaller individual plots for sale. These plots are typically sold either as standalone properties or as part of a larger residential project, often after obtaining all necessary legal approvals and establishing essential infrastructure, including boundary walls, internal roads, water pipelines, drainage systems, sewage networks, electricity connections, and streetlights. To enhance their appeal, developers are incorporating value-added features.

In 2024-25, The House of Abhinandan Lodha (HoABL), a leading player in the plotted development sector, has expanded its portfolio by adding 278 acres (approximately 12 million sq. ft) of plots in Khopoli, Neral, and Alibaug in Maharashtra, as well as in Goa. Upcoming projects are planned for Nagpur, Amritsar, Varanasi, and Shimla. Abhinandan Lodha, chairman of HoABL, noted, “For generations, Indians have valued gold and land. While gold is easier to acquire, land has historically posed challenges—most of which HoABL has resolved, including issues related to titles, security, liquidity, and convenience.”

In the northern region, Delhi-based Omaxe Ltd has launched plotted projects in Amritsar, Indore, Prayagraj, Ratlam, and Palwal over the past year, along with new phases in Lucknow. These cities represent the next wave of demand in northern India. Mohit Goel, managing director of Omaxe, stated, “We are witnessing a healthy mix of interest from end-users, upwardly mobile families, local business owners, NRIs, and investors who favor land for its steady appreciation and low maintenance.”

Omaxe plans to introduce additional plotted projects in Bareilly, Ludhiana, Bhatinda, Vrindavan, Hathras, Gorakhpur, Ujjain, and Patiala in the coming year.

In recent years, plot prices near major cities have surged at a faster rate than apartment prices. Bengaluru-based Prestige Group, which has launched several plotted projects this year, reported a 17% year-on-year increase in prices, reaching an average of ₹8,425 per sq. ft as of September 30. This trend highlights the growing attractiveness of plotted developments as a viable investment option.
